Phases to Retrofitting Construction for Soft-Story Buildings

Phase 1: Assessment of the building.

In the past, multi-story buildings with open front walls have performed poorly when it faces an earthquake. This has led to many buildings with soft-story i.e., structures with open under parking to collapse under pressure from these natural disasters.

Examples of buildings that would be affected by such situation include; 

  • Buildings with two or more stories wood frame.

  • Buildings built before the enactment of January 1, 1978, code standards and,

  • Buildings that contain ground floor parking and similar open floors space.

Phase 2: Architecture, engineering and construction

With the new Soft Story Ordinance, it is crucial to make a retrofitting plan for your buildings. Our team will work together to perform a thorough testing. With this information we will design a cost- effective and strong structural solution for your building.

 

Phase 3: Tenants Habilitation Plan (THP)

In order to mitigate the impact of the Seismic Retrofit Work on tenants, meticulous planning is prepared according to LADBS requirement. Our apartment managing department will collect all relevant tenants and building information required by the city to complete. The department will submit all given documentation and will communicate with your tenants or/ management regarding any notification, parking schedule etc. Throughout the retrofitting process should any questions or concerns arise by the tenants our well trained and friendly staff will gladly assist.

 

Phase 4: Plans and Permits

Once we have reviewed and approved the design our structural engineering plans will be submitted to the city for approval. Our team will be responsible for all communication with the city, any correction or revision necessary, until the plans are approved. Once we have approved plans. We will obtain all permits needed for the construction phase to begin.

 

Phase 5: Construction

After receiving all necessary permit, materials for the job will be ordered and construction phase will begin.

Phase 6: Building inspections

All building inspections are handled by our team until final inspection is passed.

Your building is now in compliance with the seismic retrofitting ordinance.

 

Phase 7: Cost recovery Program

The Seismic Retrofit Work Cost Recovery Program became effective February 12, 2016.

Our team will manage filing with the city necessary forms to help you recoup up to 50% of the cost.
